Can I go visit the Property before I make a purchase?
Is someone able to meet me at a Property, or help me find it?
What can you tell me about the property?
What kind of guarantees do you offer?
Satisfaction Guaranteed! We want you to feel comfortable with your purchase so our properties come with a satisfaction guarantee. If you are not satisfied with your land for any reason, you can exchange your parcel for another one within 30 days with no questions asked! Money already paid will go toward the new parcel price. If there is a balance owed, you pay the difference or begin making payments on your new parcel just like you were before!
Cancel Anytime! If you use seller financing to purchase a property and you are unable to continue making payments, let us know and nothing else will be owed in the future. There will be no debt collection and no litigation! Again, if you choose that you want another parcel within 30 days, your prior payments can go towards a different property on our site!
Does the Property have any utilities?
Does the Property come with any water or mineral rights?
Are there any back taxes or liens on the property?
Can I buy from you even if I don’t live in the state the Property is in?
Are there any usage or building restrictions? What can I do with the property?
Most rural vacant lands have some usage and building restrictions, but every state and county is a little different. Please check with the local county regarding permitted property use. We cannot make representations and warranties as to the suitability or use of a property.
Is a survey available?
We rarely obtain a new survey when buying a property. We may have a copy of a publicly-filed survey or the prior owner’s survey and are happy to share that if we have it. Don’t hesitate to ask! If a buyer wants a new survey, it will be at the buyer’s expense.
How do I qualify for installment payments?
Everyone qualifies for an installment payment plan on a property. No credit or background check is required.
How do I make my monthly installment payments?
We have flexible options for you to make your monthly installment payments. Our preferred method is to do an ACH withdraw from your bank account. We also accept credit or debit cards.
What happens after I purchase the Property?
After you have purchased the property, we will contact you within 24 hours to get all of your information, prepare your contract and send it to you for a digital signature. We will walk you through every step of the way.
What are the fees when buying land from you?
All fees and expenses associated with the purchase of a property will be included in the property listing detail. Unless noted in the listing, all sales will be processed and closed “in-house” and without the aid of a third party title company or escrow agent. If a buyer wants to close with a title company, all associated title, escrow, and closing fees will be paid by the buyer.
If you buy on terms, we do charge a monthly note servicing fee. This fee allows you to make automatic payments every month. You can also check your balance online, see what you’ve paid to date and make additional payments, if desired.
If I buy on terms, can I pay off my land sooner?
Yes, you can choose to pay off your land sooner. If you decide you want to pay the loan off early we don’t charge any prepayment penalties for doing that.
Do you accept trades as a form of payment?
Although we don’t do this very often, we may consider it. Please don’t hesitate to Contact Us.
Is title insurance available?
Yes, at buyer’s expense, any transaction can close through a title company and include issuance of a title policy. If we purchase a property with title insurance, we will be happy to give you a copy of the policy.
Do I need a real estate agent?
No. You are not legally required to have an agent in order to buy real estate for yourself. If you need a buyer’s agent to help you evaluate and close a transaction with us, you will be responsible for any agent commissions and expenses.
Do I need an attorney?
We have simplified the buying process with straight-forward and easy-to-read contracts and documents. We buy and sell most of our properties without attorney involvement. Nonetheless, you should perform your own due diligence and hire an attorney, at your expense, if you think it’s necessary. We are more than happy to share all documentation with you in advance so that you (and your attorney, if needed) can review everything. We want you to feel comfortable throughout the entire process.
